Are you insured?

General liability and workers' comp, both current. Certificates go to your GC or property manager before Mike sets foot on site.

Can you work nights in an occupied building?

Yes. A lot of tenant finish work happens after hours — say so up front so it's in the number.

What about asbestos or lead?

That's a licensed abatement scope and it happens before Mike starts. If a building's old enough to be a question, get it tested first. He'll tell you if he's suspicious of something.
